UPDATE: Nomadic Real Estate reached out to ensure me they did everything they “reasonably” could for this still ongoing issue: send an email reminding every one of the quiet hours. If you’ve ever wanted to live inside someone else’s downstairs apartment, renting through Nomadic Real Estate may be your dream. Their website has a beautifully written guide about handling tenant noise complaints — proactive communication, resolving issues, and even avoiding renting upstairs units to musicians or people who work from home. Inspiring stuff. In reality, when we referenced those published “best practices,” we were told they are not actually guidelines or part of their process — just best practices they don’t necessarily follow. Bold branding choice. Comforting to know the standards exist somewhere, just not in practice. We are, ironically, people who work from home. The downstairs unit? Musicians. This was openly discussed. The result: our second bedroom has become a live audio feed of the unit below. It’s not just music or parties (though those have made impressive appearances during quiet hours); it’s everyday conversations so clear it feels like we have accidental roommates. Bass lines, phone calls, laughter — all included in the rent. The room is effectively unlivable. Breaking the lease would cost far too much, so we’ll be finishing it out while maintaining our close relationship with 311. If you move in, come prepared: ear plugs, white noise machines, thick rugs, noise-canceling headphones — less décor, more acoustic survival kit. The staff are polite and responsive, and I appreciate the communication. I just wish the apartment itself came with walls. Future tenants: ask very specific questions, and maybe bring a decibel meter to the showing.

If I had a friend who was thinking about renting from nomadic, my advice would be to run away as fast as possible. Unprofessional, unresponsive, poor management, high turnover rates. I lived in the same apartment for 18 months, during which time I had 4 (or maybe 5) property managers. They never bothered telling me when the account manager was changing either, they’d just wait until I reached out to tell me. From the very first day in my new apartment, when they failed to give me my keys and wouldn’t respond to my messages for 6 hours, to now, while I’m waiting for my security deposit and just learned that I have yet another account manager just for the return, ever single interaction I’ve ever had with nomadic has been unpleasant and far more difficult than necessary. Rent from literally anyone else!

Kiante was fantastic and down to earth. She was willing to work with me and show the place via FaceTime as I was out of town. I appreciate her time so much. She was able to answer most of my questions right away and followed up very quickly with any remaining questions I had. She is a rockstar.

I’ve worked with Nomadic Real Estate for the past couple of years, they manage my two-unit property in Washington, DC. They’ve been consistently responsive, professional, and willing to go above and beyond. When a housing rent payment issue came up, they stayed on it, recovered all back rent, and handled the process with minimal effort required from me. They also helped me renew my DC BBL, guiding me through the steps, providing clear instructions, and stepping in to take action when my schedule didn’t allow me to. I truly appreciate their partnership and highly recommend their property management services.

We just switched to Nomadic from another company and I'm soo very happy we did. Things already feel so much easier. Their communication is very clear and reliable and they have already offered nee ideas about how to fix a few issues we were having with our tenants.
