Working with one of the team members at Engel & Volkers exemplified everything that's broken with our profit-driven system when those who provide the least societal value reap the most rewards. Phil Di Ruggiero provided negligible communication through a months long process, neglected to comply with contractual obligations by final walk through, and most egregiously, was patronizing and condescending throughout. You know what would've been better use of money than paying him? Paying teachers, donating to the Palestinian fight against genocide, funding a dogs birthday party, literally anything but paying someone like him. I had the displeasure of working with him as my counterparty (him representing the sellers) as I purchased my home with a co-buyer. We admittedly had a complicated deal, which requires a lot of communication and trust. He fostered neither. He sent emissaries from the get go to meet us in person when we toured the property and rarely responded to our emails asking basic questions about updates. Finally, the day of our signing when we met him, I walked into a "final walk through" with none of the contractual obligations met (doors and windows to be fixed) that he and the sellers had well over 2 months to fix. I assume it was some cheap, strategic play to save 1k, in case the signing didn't actualize. When confronted, he patronized me and leveled accusations that I was "being emotional", asking to speak to my realtor (coincidentally the only male on the buyers side). To be honest, I wouldve given him the benefit of the doubt and excused most of the above, if he had simply apologized for the failures and humbly acknowledged what went wrong. instead, choosing to antagonize me for being reasonably upset, was a hugely disappointing part of what was supposed to be a celebratory moment for me and my co-owner and I have no qualms about being vocal in the moment to express it.

We worked with Phil Di Ruggiero of Engel & Völkers Washington DC on the recent sale of our home in Takoma Park, MD. Phil was fantastic to work with. His professionalism, warm personality, and high ethical standards really stood out. From the initial presentation through closing, he took great care of us and our home, and ultimately got us a result that was far beyond our expectations! I think his marketing approach is exceptional and unique, and I was duly impressed by the interest he generated and the presentation of our home in publications and for showings and open houses. If I were buying or selling in this market again, I would go directly to Phil, and I highly recommend him to anyone looking for an agent.

Phil Di Ruggiero of GreenLine Real Estate has been an incredible partner throughout the sale of my condo in Petworth. He was able to quickly sell my place within a week. He assessed my property on his first visit to see what improvements were needed, advised on priority touchups, and even provided a list of contractors to facilitate the work. Phil also utilized his sharp marketing and design skills to photograph each room with high definition, provide a blueprint, and a virtual home tour for prospects to view digitally. Fortunately for in my case, he said that my furniture was actually aesthetically pleasing enough to use for staging, so we didn't have to rent furniture or put anything in storage. Phil set up several open houses once all the maintenance work was done and did a great job leveraging his contacts across his network, advertising on numerous channels, etc. There was significant traffic and more importantly, the prospectives he brought in were generally informed and interested based on the marketing collateral that Phil produced. After a couple of showings, the offers started rolling in and Phil was very helpful in providing guidance on how much we could negotiate with the potential buyers. We countered once and it was accepted very quickly, and were able to close by the month end. All in all, Phil stayed calm and positive throughout the hectic process and I would not hesitate to recommend him to anyone looking for a home in the DC area.

Phil Di Ruggiero and GreenLine Real Estate were terrific. My partner and I met Phil at an open house when we we were still in the browsing stage and were impressed with his knowledge and with GreenLine’s commitment to diversity and the local community. We ended up taking the first time home buyers class, which was a great crash course on all the essentials of home buying. Phil walked us through every step of the process and had great insight on neighborhoods and value and helpful ideas about each home’s potential, from interior design to future renovations. When it was time to put in offers, he was thoughtful, strategic and incredibly quick to put together the documentation. To top it off, he’s a nice, genuine guy who is fun to spend time with (and also has excellent taste in classic sports cars!). We couldn’t be happier with our new home and look forward to using GreenLine again for our next move!

Phil Di Ruggiero of GreenLine Real Estate is an exceptional real estate professional. He very quickly sold my Park View DC rowhome in August of 2020 for $100,000 over list price. Before sale, he advised on repairs to make (and, helpfully, those not necessary to make) to best position our home for sale and even tradesmen to do the work. He helped us prepare our house for marketing photos and the open house by recommending different furniture configuration and layout approaches. He is a whiz with marketing, both formally and informally through his strong network in the DC real estate community. My husband and I knew we wanted to find our new house before we listed our old one. Through a slow search and a pandemic, Phil remained patient and upbeat. When we were ready to jump, he provided strategic direction on how to successfully buy in a (very) competitive market. And then he quickly sold our house for $100,000 over list price with 9 offers in just one weekend once we had lined up our new home. A win/win all around. Phil said at the beginning he hoped we would be clients and friends and by the end of the process, our mutual respect and collegiality grew to meet that. While we had a specific situation with specific needs, I have no doubt that Phil and his colleagues at GreenLine Real Estate could handle any situation. I would recommend them to anyone looking to buy or sell real estate in the DC area.
