Number 10, an address that has welcomed statesmen, industry leaders, clergy, royalty, Olympiads and icons from every walk of life had the distinct pleasure of hosting two royal fathers: the Alake of Egbaland, King (Dr.) Michael Adedotun Aremu Gbadebo III, and the King of Ososa, Dr. Toye Alatishe. It was, truly, a meeting of fathers and children.

His Majesty will mark 20 years on the throne this November, a milestone of service, stewardship and cultural leadership that brought special poignancy to our gathering. As the Alake and I discussed history and lineage, he graciously offered to make the records at his disposal available to us and said he hoped the historical facts I shared might enrich what is already preserved. “I am deeply proud of what I heard and saw,” he said.

The evening grew even more special when Senator Henry Seriaki Dickson, almost unannounced, called to say he was nearby and dropped in to join us. His presence added another memorable layer to an evening already full of distinguished company.

A photograph from the archives puts the night in deeper perspective: the Alake of Egbaland arriving at London Waterloo Station for the Coronation of King George VI on 12 May 1937. That Alake was the grandfather of the present-day King Gbadebo, a powerful reminder of continuity, tradition and the ties that bind past and present.

Number 10 continues to be a hub where conversations beyond property, about culture, ideas, relationships and community are curated, forged and sustained. A trip to Lagos for me is never complete without a look at the city’s latest developments. This time I took the team from Druces Solicitors on a tour that started at Eko Atlantic, where we viewed the U.S. Embassy, widely reported as the biggest and most expensive embassy in the world and still under construction and the Lagos Wall, which I suspect will become a major tourist draw. We then visited the very first villa in Eko Atlantic and were excited to see a second villa now competing with the original, which do you prefer, The Pacesetter or The Aspire?

We also passed Rugby School, already rising as an emerging addition to the Eko Atlantic landscape. From there we drove the Coastal Road — impressive doesn’t even begin to describe the transformation it brings to Lagos’s connectivity and skyline.

I have always loved negotiating maybe that’s why I negotiate properties for a living. It’s the buzz of “who blinks first” that excites me.

Trade fairs are a particular favourite of mine. Not only do you see fresh innovations on display, but the team that best represents the brand is usually right there at the stand.

My habit? I identify what I want early, then wait until the final stretch of the fair to strike a deal. It often delivers tremendous value sometimes at a third of the Day 1 price. Why? Exhibitors rarely want the hassle of shipping goods back, and they need to keep stock on hand during the first few days to showcase.

This time, the strategy paid off. Jenny, who had brought products all the way from South Africa, wasn’t keen on taking them back to Bloemfontein. She agreed to our price and even added more to save on return shipping costs.

Yesterday evening was surreal.

I had gone to show a property on St Edmunds Terrace, just off Avenue Road, one of the most prestigious and sought-after addresses in the world.

After the viewing, I walked with my client and his wife, a prominent Nigerian.
It was a breezy evening, and as we strolled towards Avenue Road I found myself reflecting on the number of properties we have acquired for clients on and off Avenue Road over the years, and on the unique trust our clients place in us.

They discussed St John’s Wood versus Gerrards Cross — the client’s wife was open to exploring Gerrards Cross, while the man felt St John’s Wood ticked all the boxes.

At that moment a black cab stopped and a client for whom we had recently acquired a home stepped out, accompanied by five gentlemen, all high-net-worth individual, three of whom we had acted for previously in the area. Moments such as these always remind me how intertwined our work becomes with the lives and homes of our clients.

As if the evening could not become more remarkable, Alhaji Abdul Samad Rabiu, founder of BUA Group, appeared, fresh from a tennis game. He paused for a warm conversation that lasted a few minutes before continuing his evening stroll, a quiet reminder of the calibre of people who regard London as home.

The discussion of where to buy was somewhat settled by these fortuitous encounters. My client looked at his wife and remarked: “Can we meet such personalities on the streets of Gerrards Cross?”

We concluded the evening with dinner on St John’s Wood High Street, joined by the couple’s son, now in his twenties. A decade ago he was a boy for whom I had taken to a match at the Emirates. He greeted me warmly, culturally, and I told him, “I am waiting to hand you your own house keys, soon.”

Last week, a second-generation Daniel Ford client walked into my office for the first time and asked me that unusual question.
