![Miami is set to welcome the largest share of Florida’s new apartments in 2025
According to RentCafe’s latest Apartment Construction Report, the Miami metro will add 15,666 new apartments — nearly 25% of Florida’s total and more than Tampa and Jacksonville combined. Miami proper leads with 5,300 units, followed by Fort Lauderdale, Hollywood, and Hialeah.
Statewide, Florida ranks as the #2 state for new rentals, with 62,200 apartments expected this year. Nationally, over 500,000 units are projected to open. The Miami metro also ranks 7th nationwide for expected completions, building nearly as much as entire states like Washington or Tennessee.
Despite these numbers, Miami is actually building 28% fewer apartments than in 2024, signaling a natural cooldown after years of rapid development.
