This summer genuinely made me fall back in love with Toronto. It’s easy to be angry in Canada right now without a doubt. However this city is so special and i pray it makes a strong comeback.

Here’s what most landlords don’t realize: when you sell with tenants, you’re not just selling the property… you’re also selling the lease. The tenants are part of the deal.

If the new buyer wants vacant possession, there’s a process. According to the Landlord Tenant Board:

- Using Form N12: Notice for Purchaser’s Own Use
- Must provide 60 days’ notice at least to the end of a rental period. 
- Must pay compensation to the tenant equal to one month’s rent, or offer another acceptable unit.

Bottom line: before you list, you need a Realtor who understands how to navigate tenant situations. The wrong move can cost you time, money, and even legal headaches.

This is one of those things where “close enough” isn’t good enough. 
Get it right from day one.
