And I’ll add this—consistency matters just as much as practice.

Because the truth is, talent alone won’t carry you (in anything in life).
The people who show up, keep practicing, and stay consistent are the ones who actually grow. Everyone else quits too soon—right before it starts to feel natural.

Here’s the other truth: being on camera is scary AF for most people! And most people aren’t “bad” at it, they just:

➡️ Haven’t had training

➡️ Haven’t practiced enough

➡️ Quit before it started to feel natural

Like learning ANYTHING, you’re going to stumble, feel awkward, and probably cringe at yourself before you ever feel confident.

My background? I studied journalism at the University of Oregon (go Ducks 🦆), trained at ACT in San Francisco, studied improv at UCB (Upright Citizens Brigade) and thegroundlings here in LA, trained with leslykahn , and was the regular host a lifestyle TV show on an NBC affiliate. On paper, that’s a lot of training and experience….

But here’s the kicker 👉my first videos were terrible 😳🫣Beyond cringe😬
And honestly? I’m STILL practicing. I’m STILL learning. I STILL feel some moments of insecurity when I’m filming.

The only difference is, I don’t let the discomfort stop me. I keep going. And I believe that’s why video has worked for me, and helped me grow my business.

🗣️At the end of the day, video is just a tool‼️ It’s not the goal.

The GOAL is to attract the right people so they hire you for what you actually do best—your real craft, your career, your business. Video just happens to be the vehicle 🚗 that gets you there… faster 💨 

So don’t overthink it. Keep practicing. Stay consistent. Keep showing up as you.

🚨 2 time-sensitive & creative ways home buyers are saving money right NOW:

1️⃣ Interest rate buy-down → You (or the seller) pay upfront points to lower your interest rate. That means a smaller monthly payment — and in today’s market, you can often negotiate for the seller to cover the cost.

2️⃣ Seller credits → Instead of lowering the price, you can offer closer to asking but ask the seller to cover your closing costs. The seller still nets about the same, but you get to keep your cash for moving expenses, furniture, or a rainy-day fund — while financing those costs into your loan.

⚠️ Caveat: This strategy works best on homes that have been sitting on the market (maybe even with a price reduction or two). If a property is hot and getting multiple offers, you won’t have this kind of leverage.

💡 Bottom line: These strategies are just a few examples of how you can get creative with your offer… 👉 and they are only on the table while buyers have a little bit of leverage. Once rates drop, more buyers jump in = less negotiating power.

Being pre-approved for a certain amount doesn’t mean that’s what you should spend every month— in fact, the bank will likely approve you for more than you are comfortable spending every month. 

Your REAL monthly budget is your total monthly overhead expenses— which includes your mortgage, taxes, insurance, utilities (water, gas, trash, power, gardener, internet, etc), and a little set aside for when something eventually breaks.

If you skip this crucial step of establishing your true monthly budget, you risk ending up house poor… and possibly having buyers’ remorse.🫢😬

Price Adjustments Aren’t a 🚩— They’re a Power Move.

Back in 2021, if a home’s price dropped, it was seen as a major red flag, and for good reason! —Most homes were getting multiple offers, waived contingencies, and selling way over the list price — due to record-low interest rates.

But the market has changed — and so should our thinking.

It’s time to remove the stigma around a timely price drop and rethink what an adjustment really means in the second half of 2025.

My 2 Cents: a seller who adjusts their price after a couple of weeks — or even a month — is making a savvy, strategic move. 👉They’re raising their hand and telling the public, “I’m a real seller, not just testing the market at a lofty price.”

Let’s look at the data for single family homes in Manhattan Beach since Jan this year:

Well-priced homes move fast (pending sales averaged just 25 days on market).

Overpriced homes? They linger. Actives are sitting around 77 days, and under-contract listings took 100+ days before getting an offer.

Sold homes averaged 52 days, suggesting many needed a course correction to get to the finish line.

Real-time market data backs this up:

39% of current active listings have reduced their price.

Average days on market: 94.

Inventory: 74 homes (slight seller’s market).

And it’s not just Manhattan Beach:
📍 Hermosa Beach – Median list price: $3.5M | Avg DOM: 128 | Price reductions: 41% | Inventory: 27 (slight seller’s market)
📍 Redondo Beach – Median list price: $2.35M | Avg DOM: 78 | Price reductions: 49% | Inventory: 37 (strong seller’s market)

🚨 Low supply means sellers still hold leverage — but buyers are more price-savvy than ever.

A price adjustment today isn’t failure. It’s meeting the market where it is so you can move forward with momentum and leverage instead of sitting still and getting less than you wanted.

Manhattan Beach, Hermosa, and Redondo are just a few examples.
