Here’s the story: After driving past nearly 300 properties, we ended up bidding on a duplex with the same house number and dimensions… just two streets over from the one we actually had our eye on. Rookie mistake? Maybe. Investor lesson? Absolutely.

Let’s run the numbers:
	•	Rehab: about $80,000
	•	After-repair value (ARV): around $150,000
	•	That leaves roughly $43,000 in potential equity on the table.

Now the decision is whether to keep this in the portfolio or move on.

This is the reality of real estate investing.  Mistakes can be opportunities if you have multiple strategies.

This is the “real” part of real estate. We spent weeks doing or due diligence to prepare to attend this auction. lady_tay718 drove by hundreds of properties and we didn’t win anything on Day One.

People overbid on properties (paid more money than their actual value)

Some people bought overpriced land because they thought a property was on the parcel and they found out that the property had already been torn down by the city.
