If you’re planning to invest in a property, remember these 3 financial rules:
First, the investment value should ideally be within 5 times your annual household income.
I know—it’s toughto find such options in metro cities these days.
But that’s why I prefer satellite towns—they offer better affordability and higher returns. I’ll tell you which ones shortly
Second, have at least 50% of the house cost ready.
30-35% should go into your down payment, and keep at least 15% in other liquid investments incase of emergencies, with a loan funding the balance amount, even though banks require only 20-25% as down payment
Third, ensure your monthly EMI stays below 35% of your take-home income.
You don’t want to struggle every month paying the loan, right?
Finally, if metro cities feel overpriced, here’s my personal recommendation for areas adjoining metro cities with great upside potentil that can be captured today
1. North - Sohna, Greater Noida, Yamuna Expressway, Agra & Chandigarh-tri city
2. West - Panvel and Indore

Don’t buy a property if you see a clean registry
Theres 4 other documents you MUST check
1. Mutation - Make sure that the owner name in the registry document and mutation document is the same
2. Title Chain - this shows over the last 30-50 years who all have been owners of the property
3. Encumbrance Certificate - this will show you if there is any existing loan on the property that may be gettings transferred to you without you even knowing about it!
4. Property Tax Receipt - The name of the owner mentioned in this should be the same as in your title document
