Every time I meet Dr Niranjan Hiranandani, I get supercharged and motivated. The scale at which he thinks and executes is genuinely unreal. 

I had once asked him, “Sir, you have 550 acres in Panvel for one of your projects, what was your thought process while acquiring such a large parcel?” 

He said, “Yeah, I actually wanted to acquire 1500 acres, but with time the government increased FSI and due to unforeseen reasons I was unable to acquire 1500 acres and settled for 550 acres.”

I was bewildered…. Settled? Settled for 550 acres?! A voice in my head was like ‘550 acres is massive!’ 

I then realized that all truly successful people think really big. The scale at which he thinks is on another level. The vision in itself is boundless. And of course, let’s not forget the execution. It’s the clinical execution that sets things in motion. 

Last week he told me he’s launching 4-5 new mega townships throughout different parts of India. All above 100 acres of-course. One could see the excitement and passion on his face as he said it. Almost like he was developing his first project all over again. 

As an established real estate billionaire, he continues to fuel his passion for building smart townships, even at 75. 

Wishing the most humble real estate billionaire I know even more success with these future townships. We couldn’t have asked for a better mentor n_hiranandani 💪🏼

Real estate liaisoning and approval process is a hyper local subject. However, the basics and fundamentals remain the same across India.

The names of the zone, along with the permissible and restricted activities within them, vary from state to state, and district to district. However, the fact that development is always planned zone-wise, with each zone having its own permissible and restricted uses, remains constant across India.

A Development Plan (DP) is prepared by the municipal or a special planning authority (eg: MMRDA, CIDCO, NAINA). It’s very granular, and includes zoning of each plot (residential, commercial, industrial, recreational etc) along with future development. 

Regional Plans (RP) are prepared for entire districts or larger regions that includes rural areas, villages, small towns etc. They are much broader and less granular than a DP. 

When a rural region starts getting urbanized, then a special planning authority can come in and prepare a detailed DP for the region. 

Meanwhile each state and many times a district or a region have their own separate Development Control Regulations that govern how zones should be developed along with permissible and restricted activities within them. 

So all this should be read and scrutinized in conjunction with each other!

It’s saddening to see that the hardest working people in real estate, the labourers, are not only the least paid, but also the most ill-treated.

Many of them don’t even receive safety gear. While contractors are focused on reducing costs, many workers get injured or meet with fatal accidents due to lack of safety equipment. 

You may argue that many labourers are provided with safety gear but don’t wear it themselves. And yes, that could be partly true. However, it is the responsibility of the contractor and the PMC to ensure that workers actually wear such gear.

Believe it or not, we are currently still in the boom phase, though signs of oversupply may creep in soon! 

Since the recovery post COVID in 2020 and 2021, from the end of 2021 till today, year on year, new housing sales records have been created. 

Not only has the number of homes being sold increased, but the value of homes has also increased significantly in the last 3-4 years. Luxury segment has touched an all time high, with India seeing its most expensive deal for an apartment in 2025 at a staggering ₹639 Crore! 

Executives cashing out ESOPs and gains in the equity markets, have also helped push the luxury segment. 

Here is the timeline of the current real estate cycle: 
2011 to 2014 - Oversupply Phase
2014 to 2019 - Recession or Slowdown Phase
2020 to 2021 - Recovery Phase
2021 to Present - Boom Phase (signs of oversupply may creep in soon) 

Real estate cycles are longer, the more cycles one has seen in their lifetime, the better they understand real estate investing.

Real estate is a game of patience and vision. Identifying the ‘next’ big location is the key. Look at growing locations. 

Study how fundamentals of the location. What are the future infrastructure plans? New govt initiatives? Can this location become a future economic hub within your state? Is there a central business district within or next to the new location you’re betting on? Is the price of this under developed location currently a good? Are their genuine end users as buyers? Can this location create great demand in future?

The power of trees! 🌳 

Who said that development and construction cannot go hand in hand with nature? I think with time we’ll see more projects focusing on real greenery. 

This particular project was really refreshing. Haven’t seen 40,000 trees in any project in Mumbai till date! 

I’ve seen all sorts of fancy landscaped gardens etc.. But seeing a developer actually plant a forest of over 40,000 trees is rare in Mumbai!

It took 40,000 trees to bring down the AQI to around 30, right in the middle of Mumbai.

Homes worth a staggering ₹8,730 Crores have already been sold in North-West Pune in just the first 6 months of 2025, and Baner as a location is right in the middle of all the action! 

But how do real investors make money during a bull run like this? Well, getting in early in a quality under construction project is the key. Basically, before the buzz fully kicks in. 

I recently came across one such project on a rare 10 acre land parcel in Pan Card Club Road, Baner. A 10 acre land parcel is pretty uncommon for the area!

Pune continues its bull run in real estate! 🚀

In just first 6 months of 2025, over 43,000 homes worth nearly ₹33,000 crore were sold, with demand for ₹1–2 crore homes doubling since 2022. 

North-West Pune, Kharadi, and Pimpri-Chinchwad dominate sales. Average home prices have jumped 27% since 2022, and Pune has officially become India’s most affordable and highest-selling metro, with an average ticket size of ₹75 lakhs.

The growth isn’t slowing down…..Pune looks set to cross 1 lakh homes a year very soon.

Mumbai’s real estate premiums are out of control. 💰

In layman’s terms, these premiums are basically fees developers pay to authorities for additional development rights, FSI, staircases, lift‑wells, lobby space, open‑space deficiencies, TDR, etc. 

In Mumbai, there are over 25 such premiums, making it one of the costliest cities to build in, even before construction begins. This significantly inflates both construction costs and final property prices.

On my show, Mr. Dhaval Ajmera (Director, Ajmera Realty) rightly said, if the government reduces these 25+ premiums, they may lose some immediate revenue, but they’ll more than make up for it through GST, stamp duty, and economic activity from increased construction.

➡️ Apartments above ₹10 Crores have been considered as ‘luxury’ real estate. So for example, if 56 units were sold in Prabhadevi, it means that 56 apartments above ₹10 Crores were sold in Prabhadevi in the first 6 months of 2025. 

➡️ Only primary units (i.e. first sale apartments sold by builders) have been considered. 

➡️ The timeline considered is from January 2025 to June 2025 (i.e. first 6 months of 2025)

While most number of deals took place in Prabhadevi, the biggest deal sizes took place in Worli, totaling luxury sales to a staggering ₹2400 crores in Worli in just the first 6 months of 2025. 

PS - Mumbai saw a record breaking ₹14,750 crore in luxury home sales (₹10
crore and above) during the first half of 2025. This is its highest ever tally across both primary and resale transactions! 💰🤑

Pune city has the highest sales velocity in the country. It sold 99,329 primary homes in 2024, and it’s already sold a whooping 85,707 FY 2025! 

The reason for this high sales velocity is clear and simple — Pune has really well priced homes compared to other Indian metro cities. 

For example, in this project called Shubh Veda, a 3 BHK costs only ₹1.54 Cr. This is a way more lucrative price point than you would get for a similar pound for pound 3 BHK with the same carpet. 

The project has all the amenities possible, has good connectivity, and modern construction. A similar home in South Mumbai would cost nothing less than 7 Cr. 

This is the reason Pune sells the most number of primary homes in India, compared to any other city, year after year!

From a capital appreciation standpoint, land will always outperform an apartment! 😎

PS : What do I mean by ‘raw land’ in this reel? Well, raw land means agricultural land directly bought from the farmers. ⚠️ No OC means no legal possession.
⚠️ No OC means you can’t claim delay compensation.

Imagine you take fit-out possession, and the OC never comes due to regulatory issues or some ‘XYZ’ violation. As a homebuyer, you’re now stuck in a serious mess!
