Some meetings are beyond business and more about perspective.

Yesterday, I had the honour of hosting Mr. Gajraj Rao at my office. Our conversation started with real estate, but soon drifted into theatre, cinema, life journeys and the quiet discipline behind great performances, on screen and off.

Most buyers don’t know let alone ask about the OC, while most developers hope it stays that way. But here’s what I have learned over years in the business. The OC (Occupancy Certificate) is by far the most important document you can ever have for a completed building.

As real estate agents, we do not work on buildings that do not have an OC. In the rare instances that we do, it’s always with a clear disclaimer. I do not want any ambiguity and no surprises later from the buyer. Me or my team have no desire to gamble with anyone else’s hard earned life savings, future and peace of mind.

South Mumbai has such beautiful hidden gem places. I am sitting at the Banyan Tree Cafe and find out that this was an old ice factory which has been transformed into this time piece architecture by the owner Kamal Malik and his team at Malik Architecture. 

The moment I walked in, I was teleported to a different time zone. It was old brick and stone walls meeting new iron and glass modern architecture. The light placement with a touch of softness highlighting everything that you want to show without revealing too much, just like a beautiful woman who knows just about how much of her beauty she wants to reveal. 

The music beating at the right frequency to ensure that your heart tunes into it’s own relaxing beats. The right music takes you to a journey which is reminiscent of the quiet drops of rain falling on soft green leaves. It turns architecture from bricks and stones to an orchestra symphony.
