The truth is, the best thing to do is ignore the negativity from the news and social media, and ultimately get out of your own way.

Chuffed to get to the finish line on this project.

With building a property portfolio it feels like there’s an absolutely endless list of things to think about and keep on top of...here’s just a few things:

- EICR (Electrical Installation Condition Report) which is a formal document assessing the safety of an electrical installation within a property. For landlords, it’s a legal requirement to have an EICR conducted every 5 years
- Gas safety certificate (annually)
- Insurance (usually paid or updated annually)
- Tenant changeover/void periods
- Roof and/or chimney maintenance/repairs, especially following storms 
- Paying the rates for the property
- Filing the tenant’s deposit
- Maintaining an up to date EPC rating
- Reviewing the mortgage term and rates on each property (and keeping an eye on interest rates)

It’s easy to see why some people choose not to bother investing in property. 

I’m continuing to find good opportunities and am keen to do the hard yards, whilst offering those who would prefer the returns property can offer without the headaches.

Major caveat - not all deals work out as well as this one in terms of valuation, numbers etc. 

This is for sure the best ‘performing’ asset I have - and many of the other properties end up having to leave a good bit more capital in the deal. 

But shows what’s possible if you can buy right, add good value, and with a rising market also in the last 12 months 👌🏼

These types of deals are fast becoming my ideal bread and butter investment.

Another one we remortgaged last week...originally purchased for £67,500 on a mortgage. Spent around £30k. Revalued at £135k. Leaving in less than £5k in this one!

Just stacking 1 brick on top of another and trying to be consistent.

Happy to share that this house in North Belfast has now been rented out fully furnished, to a great tenant for the next 12 months. They moved in over the weekend.

Mortgage application is going through to pull out investor funds and roll into the next purchase that is sitting in legals.

Still not investing?
You’re not alone - most people stay stuck in learning mode.
They read books.
They watch YouTube videos.

You’ll have seen the recent stock market ‘crash’ (if we can even call it that) plastered all over the newspapers and media outlets. Just a reminder to keep zooming out. 

Long term investing is best carried out over years, not weeks or months.

There’s often been 1 or multiple negative things each year (think Covid, Ukraine war, China trade war, GFC, 9/11).

And yet the market has returned to new all time highs.

Stay the course and don’t let the fear get to you.

It’s easy to throw out quotes from Warren Buffett like “Be fearful when others are greedy, and greedy when others are fearful”, but difficult to actually put into practice.

Do you read the headlines and feel the same fear, uncertainty and doubt that others are feeling?

When I look back over the 8+ years I’ve been investing in the stock market, truly some of the best opportunities were when it ‘felt’ the scariest. When stocks were ‘plunging’. 

Like during Covid in March/April 2020 - I actually recall logging into my brokerage and properly worrying. “What if this actually goes to 0? Should I sell now and buy back in?” 

In hindsight it was an unbelievable opportunity to deploy any available cash.

My 2 cents - it’s never as bad as it seems or as the media paint it to be. The crashing of the stock market always gets the most clicks, yet they don’t make headlines about the steady growth back to new all time highs which will inevitably come. 2025-04-07 16:44:34 I.. 92 +118% 10 +184%
Here’s what I would do if I was starting investing in property.

I’ve learnt a ton since 2018 but a few key principles have always applied:

- Not much good happens scrolling the property websites sitting at home
- Getting out there in person to carry out viewings is 🔑
- Ultimately the 1st property is the hardest (like a lot of things in life - mainly due to fear & lack of confidence and knowledge)
- Lean on other people who know more and who are experts in their field or profession

Most people fear market corrections but the real risk is sitting on the sidelines.

Trying to time the market often does more damage than the corrections themselves. 

History shows that staying invested beats trying to predict crashes.

Instead of worrying about the next dip, focus on the long-term time horizon that you’re investing for.

✅ Kitchen & bathroom all installed at East Belfast flip. Carpets arriving Monday. Flooring arrived, just to be fitted now. Painting happening next week.

✅ Kitchen arriving early next week in North Belfast refurb. Bathroom just needs collected and installed. Ready for painting, carpets & flooring. 

✅ Strip out pretty much all complete at central/North Belfast refurb. Due to remove shared chimney (neighbour has given the go ahead on this).
