So last Friday my hvac guy sends me a text telling me I owe him $133k for outstanding work. 

No problem. 

I told him to come meet in a nice secluded area under the bridge so I can give him what I owe him. 

He never shows up. Is it safe to assume that he didn’t want it and we are even.

In New York there is a direct correlation between price and square footage. Most of the time value is determined by price per square foot. 

I’m building these grates over stairs so that I still have standing/sitting room in the back yard.

Anyway, when I tell him I’m a real estate investor..he lets me know that just about everyone here also is one and that we should do some business together. 

That sounded strange because I am aware that they do business mostly within their community and even though my name sounded like I was down…I told him twice with a D. 

Here is where it got funny. He told me that if I ever have anything to sell let him know. He said it three times. When he said we should do business together..he meant me selling to him..not us partnering, not him selling to me, not doing anything that would benefit me in the long run. 

Truth be told, I wasn’t even mad at it. Just further confirmed the value of buying and holding real estate.

Real Talk..I was once that guy losing money in real estate. Buying too high. Not configuring properties for optimal use. Using wrong contractors. Not having systems in place. 

I made the mistakes so you don’t have to.

Sitting in the car on a FaceTime call on Lenox Ave trying to give my crew directions on how I want to build stairs. 

Guy walks up to me while I’m talking and starts with the “big bro, can you help me get something to eat”. 

Without ever looking up or making eye contact I reach into my pocket only to find that I don’t have nothing smaller than a $20 bill. 

Reluctantly, I give it to him knowing I’m paying forward but it will probably go towards drugs or alcohol. 

10 minutes goes by and I’m still on the phone trying to explain how the molding on the bottom of steps should be  and the guy comes back to with a sandwich and soda and hands me 3 dollar bills and some change. 

Every time I think I’m done with you muthaf*ckas, someone goes and proves me wrong about the human race.

Hello…I buy properties based on one of five reasons. 

1. Built in Equity- I am buying it way below value and don’t have to do anything to make money. I can simply buy and leverage the equity. 

2. Forced equity potential- it needs some work and after I do the work it’s worth a lot more than what I’m paying. 

3. Cash flow- the income is significantly higher than the expenses and I will make money every month. 

4. Tax benefits- I am in need of the depreciation or deductions to offset something else. 
 
5. Seller financing- seller is holding a note and I am getting into property for very little or no money out of pocket.

I was at Dumbo House on Sunday and making small talk with a group of professionals. The first person was introduced to me as an author..the second as a business owner..I introduced myself as a DAD.

Might be between you and a tenant, you and a neighbor, you and a contractor or you and the city…eventually you will have to fight. 

It doesn’t necessarily have to come down to you swinging a bat..it might be a verbal exchange or it might involve attorneys..but you better be ready to protect your interest or you will get walked on.

Everyone wants to be in shape but no one wants to work out. 

Everyone wants to be wealthy..but don’t want to put the hours in. 

There is no get rich quick easy path in real estate. 

Although you decide how much work you put in..it requires some time and effort to be successful. 

Stop trying to cheat the system..no one is going to do the work for you..and it needs to be done. 

I take out garbage, meet with contractors, answer tenants and do all the things required to be successful because it NEEDS to be done. 

In time you will develop systems and no longer have to be so involved..but in the beginning it will be your sweat and your blood.

I’m betting the market pulls back..if it does I will buy some options and crypto as things go down.

According to this post I’m broke for driving a 2007 Honda. Cool..I will take that and keep parking it in front of the home my daughter will inherit.
