The Summer we built a lake home 🏡 well…. technically, it’s been in the works for over a year. After helping homeowners for years build their dream homes it was now time for us. When we found this quaint little fishing camp on the north east Shores of Cayuga Lake in the Finger Lakes region… We fell in love. We lived in it for about three years and tried unsuccessfully to land on a renovation plan. There were things that we just couldn’t change. Like the height of the ceilings, the staircase, the wonky floor plan and failing roof. After deliberations, we decided to knock it down to the basement and start over. One man’s trash… I visited my contractor’s house recently, and his wife was showing me her eBay collection when I spotted this vintage needlepoint. I was immediately drawn to the vibrant, bold colors and said, ‘I love this!’ She laughed and told me, ‘I was going to throw it away and just keep the frame.’ 🧵✨ I couldn’t let that happen, so I took it home, and the colors ended up inspiring the entire palette for our new lake house project. Within the past 10 years LVP flooring (luxury vinyl plank) has changed and evolved! And replacing your floor is no small investment! Here’s a couple tips when considering LVP flooring for clients. 1. APPLICATION- where is this going? Is it going in a bathroom, basement, bedroom? If there’s a chance of water…. go with LVP over an engineered hardwood or real hardwood and make sure you check the backing. Is it complete vinyl, cork or does it have a plywood backing? Also check for thickness.. 2. COLOR. Your floor takes up a big amount of space and contributes to a large portion of the color. Unlike paint and light fixtures that can be easily changed out - your flooring not so easy. Make sure it complements the other wood tones in your space. “Compliment” is the keyword …not match - you never want to match the floor to your kitchen cabinets. 3. INSTALLATION- what is your flooring being applied onto? Is it plywood, existing ceramic flooring, or an uneven surface? Is your LVP click or glue down? Either product needs expert installation. If you’re thinking of a DIY start in a closet or an inconspicuous place so that any mistakes if any aren’t seen. Thinner vinyl tends to click when walked upon. Opt for a thicker more durable product 4. BEVELED EDGES - true hardwoods floor show the lines or spaces in between the planks. Look for LVP with beveled edge that simulate real hardwoods! 5. EMBOSSING- this one is important! Tilt your sample to see if the vinyl is embossed. Look for graining so when the light hits the floor installed, you see grooves and little lines mimicking true real wood. Stay away from any LVP that is completely smooth!. A lot of you voted on the exterior color. I couldn’t find the exact color for the exterior that I wanted. I was looking for a very light beige that wasn’t yellow and wasn’t too tan. I just couldn’t find it! So we pivoted and went another route, getting inspiration from Nantucket and Cape Cod. We went with a vinyl siding that mimics cedar shakes. For our walk out lower level we did not have any windows. So I opted for an upgraded black metal overhead garage door with glass panel panels to let in light. I thought about a slider for about two minutes and decided I wanted to be able to open up that garage door in the summer and really let the outdoors in. We still haven’t chosen the flooring inside. Let’s talk wallpaper! it’s no surprise that wallpaper has made a major comeback in the past few years. But as much as you may love intricate colors, patterns and designs, it has been a commitment both color wise and financially. The invention of peel and stick wallpaper has been a game changer for someone like me who changes their design style frequently. Installation is not easy but the ability to add wallpaper has never been more attainable and affordable. Last week my sister said to me I think my dining room needs some wallpaper. She mentioned she found a beautiful paper from Serena and Lily, but that it was $298 a roll not to mention the cost to have the paper hung. I told her I bet I can find something just as nice in peel and stick wallpaper. In two days, she had three rolls of paper delivered to her doorstep. Yesterday it took us around three hours to hang it. Out of the three rolls we only use two making this project a $70 makeover. I-think I delivered!
