The wrap up…. This makes me chuckled every single time because people like to poke the bear. For some reason they don’t realize that Black women are not a toy or a child’s. We are not to be played with and we will only take but so much before everyone can get it! 

This one makes me laugh and just shake my head at the same time. I don’t condone violence. I grew up with women that went from 1-100 in 10 seconds flat and the whole house was a war zone. That was a normal Saturday night if someone said or did anything they deemed disrespectful. I HATED IT! But babbbyyyyyyyyy, life will show you that though I chose not to live my life that way I’m still my mother’s daughter and my Nana’s baby and they were both hell on wheels. My aunt went to jail at 49 for the first time because she’s started dating a known abuser, but he found out real quick who the real abuser was when he put his hands on her. Let’s just say, I had no problem paying her bail because though she’s a mess. She doesn’t start anything but my Aunt is certainly an amazing finisher. 

DNA is undefeated so I highly suggest these folks keep our names out of their mouths and worry about their own committing violence against them. ✌🏾 2025-09-17 18:55:18 .. 8 -87% 0 -100%
We’re halfway through the last month of Q3 and sometimes you just have to take a beat and thank the Man upstairs for keeping you in the midst of storms. 

 The last two weeks have been trying but life keeps on moving so on September 1st I made a decision that I’d take a minute when needed but I wouldn’t allow the busiest  devil to take me off my game. 

 Every opportunity and next level will always take another version of you. We can’t control anything but our response. 

The wrap up… what we focus on tends to grow so in this season I choose to focus on the positive things I can control and lean into my super power and that’s being a problem solver. Nothing last forever. Not even the best of things and with that I know, every storm eventually runs out of ran. 

 I did this interview in August and I allow it to serve as a reminder that I may not be exactly where I want to be, but I’m so thankful for how far I’ve come.

Music is the soundtrack of our lives and can I just say that startakilife birthday party last night was a GOOD TIME. Baby my toes are so tender this morning but we cut up. 

I saw so many people I haven’t seen since that pandemic and last night was just a reminder that time doesn’t stop because that was March of 2020. Like we have to really let that sink in and remember that life is for the living. This thang is going to keep on moving regardless of what’s going on in this crazy world. 

The wrap up…. This song was one of my faves in high school. I remember listening to this song and dreaming of the life I have now. I didn’t know exactly what I wanted to be when I grew up but I knew what I didn’t want and that was anything that didn’t serve me and allow me to be in exceptional situations and environments. 

We’re half way through the month of September. The holidays will be here in no time. Don’t waste one day worrying about the things you can’t change. I want anyone on feed to put 100% effort into things you can and with that you’ll create your own little world that allows you to escape the madness. This song is my reminder to always dream like a child. It’s always served me well.

What a week, but great news for all that have been on the fence and wanting a bit of relief in terms of affordability and those looking to invest in the market.

I always say it’s just math and when you take the emotional out of it you can truly find the best opportunities. Yesterday my investor walked away with over $200,000 on an asset he’s had for 15 years that’s he’s never paid a mortgage payment on. The property was purchased for his son when he was in college and the roommate covered the mortgage on the other room for years and remained  in the home for almost 11 after they graduated.

I had a Spelman mom close on Wednesday near the AUC. We picked this one up from a hedge fund. At closing she’s at over $200,000 in equity. The strategy is to purchase hold and let the home pay for her tuition after she graduates. The math is mathing and the mom will have amazing tax breaks because it’s an investment property. 

Two buyers that closed in 2023 will now be able to refinance and lower their payment by $500 all while pulling $30,000 out to keep the mortgage low in order to rent. We’re going purchase their single family and keep the existing home as an asset. 

The wrap up…. Those that closed in 2023 were at a higher rate. But the same home now is $50,000 more. I say all of that to say.. if they’d waited for rates to go down they would have paid more so there’s never a perfect time but you can create your own opportunity with the right strategy. Today marks my 24th year in real estate and I couldn’t be more excited for my client. She did her big one and BOSSED all the way up purchasing in one of the most prestigious zip codes in the city! The lot around the corner was $999K. 

The wrap up…. This was a 14 day closing contract closing with one hiccup that extended it to a 20 day. The math made more sense and what was sent a setback was actually a setup with a better rate and all the things. You can’t do this business without understanding the numbers, your client’s pain points and the right relationships. 

It was excellence across the board and to do it with women that look like me is what it’s all about when we talk about creating generational wealth. 

Them: the seller prefers to close at **** law firm. 

Me: My buyer will be using kghughesandassociates 

Them: the seller would feel more comfortable if you used our lender. 

Me: My buyer is more than qualified and will be using micole_themortgagelady 

Also me: she’s sending $50,000 in hard earnest today. We’re serious and I’m not here to haggle. Let’s get this done! 💁🏾‍♀️

This pic was 15 years ago today. We met at 17 and 18 years old. We clicked and became college roomies and let’s just say, “we had a time” but what we were always going to do was be about our business.

This pic was years later and it’s a reminder. I was in the midst of a storm, but money never made me being broke  did! With or without it…I’ve always been exactly who I thought I was. If you didn’t catch my segment on 11alive with chesleymcneil you missed a great conversation around affordable housing and the programs that are still in place to make homeownership a reality for you in 2025. 

Yes, rates are a bit higher than most would like, but with the right information coupled with a few amazing incentives we have right now at our new construction community there’s programs and interest rates under 5%. Yes, as low as 4.5% in some cases.

People lie… numbers don’t! That’s it, that’s the caption.

The wrap up…. I have a motto that I live by… “show me the numbers and I’ll tell you the truth” Why? Because math is an exact science and it allows you to separate your feeling from facts. It allows you to make decisions based on the real numbers and not what they want you to think. 

I find it so interesting that renting didn’t become better than owning until people of color, specifically Black people started owning more homes. When the market crashed in ‘08, home prices were slashed to 25-30% in predominantly Black neighborhoods. Banks weren’t doing loan modifications or restructuring at the same rate of majority neighborhoods. 

I live in Cobb. We have 100 homes in my development and we didn’t have one foreclosure or short sale. If I weren’t in real estate I wouldn’t know this information but I watched it happen both personally and professionally. 

I say all of this to say.. you can’t trust anything they say anymore. This current administration has given them a license to not only suppress your votes, but they also want to suppress your pockets. Now more than ever it’s time to double down on you. When everyone else is scared I’ve found the best opportunities. The economy is in shambles they say. Everyone is saying they don’t have any many, but travel is at record breaking numbers. The lines at the airport and ticket prices tell a very different story.

WooChile….I literally drove for six hours today and never left the city. 😩

The wrap up… driving is probably my least favorite thing to do, but in these real estate streets, opportunity dances with those on the floor. 

The best thing you can do is take the emotions out of real estate, study the data and find the deals that you can live with given the worst possible case scenario. Rates are still above 6.7% as of today. I closed a client yesterday that had a rate of 7.8% but the appraisal came in at almost $100K above what she paid. 

My other buyer has been looking for a perfect deal since 2020. There is no perfect deal, but this one was perfect for him. It’s in one of the hottest zip codes and came in under $300K. The comps are $350-$390K and the neighborhood has a 24hr guard. 

I say all of this to say…. I’m not on the convincing ministry. I simply present the deal and give my clients first right of refusal. Almost every buyer I’ve closed this month has been an investor. There’s no emotion, just math! If first-time homebuyers took this approach they would certainly build wealth faster with a lot less money out of pocket.
