From my latest CNN interview, here are 4 tips to afford buying a home:

1. Think beyond the mortgage. 
Don’t fall into the trap of thinking you only need to account for the principal and interest payments on your home loan. You’ll also need to cover, taxes, insurance, maintenance, utilities and more. So factor in EVERYTHING to determine how much house you can truly afford. 

2. Drive ‘til you qualify. 
That’s a saying among realtors and in the housing industry. It basically means you might have to venture out further from a premium area to a more distance location in order to find more affordable housing, and qualify for a mortgage.

3. Use down payment assistance programs. 
They exist in nearly every city/county and state in America. Also, they’re not just for first-time homebuyers. Even repeat buyers can get help with a downpayment — sometimes as much as $50,000 or more, depending on location and program.

4. Consider an ARM.
This is an Adjustable Rate Mortgage. With interest rates on fixed-rate loans hovering around 6.75%, you can often get a lower rate if you choose an ARM instead. This is a good option if you know you’ll only live in the house for 5 to 7 years or so.

Don’t Like the Economic Data? Just Fire the Person Who Reports It
 
In an unprecedented move, President Trump fired the Bureau of Labor Statistics Commissioner on Friday after disappointing July jobs numbers (only 73k jobs added vs. expectations of 100k+) and major downward revisions to prior months.
 
This has never happened before in the BLS’s 140+ year history. Since 1884, presidents have respected the agency’s independence regardless of tough economic times.
 
This firing fits a concerning pattern: When economic institutions don’t deliver the narrative or the tactics he wants, Trump’s response seems to be: pressure them, attack them, or replace them.
 
Trump has also been relentlessly pressuring Fed Chairman Jerome Powell to cut interest rates, despite Powell’s commitment to Fed independence.
 
To be clear: Powell and the Fed DO make policy decisions that shape economic conditions. But the BLS Commissioner? She just counts and reports the data. Erika McEntarfer didn’t create the weak job growth. She simply measured and reported it accurately.
 
Trump terminating McEntarfer is like a CEO firing the CFO because he didn’t like the quarterly earnings report. Or a doctor firing the lab technician because she didn’t like the test results.
 
Why this matters for your finances:
 
* When we can’t trust economic data to be free from political interference, it undermines everyone’s ability to make informed financial decisions

* Markets rely on accurate, unbiased information. Attacking the data collectors creates uncertainty

* Whether you love or hate Fed policy, you need to trust that jobs numbers, inflation data, and other metrics are being reported honestly

* Political pressure on data agencies erodes the foundation of evidence-based financial planning
 
The woman who reported these numbers didn’t create the economic conditions. Erika McEntarfer simply did her job and told us what the data showed. Shooting that messenger helps no one.

Sitting in a Lisbon café watching people pay €2.50 (less than $3) for excellent coffee while Americans back home spend $6+ at Starbucks. This isn’t just about coffee. It’s about a fundamental economic reality we need to discuss. 

After traveling through Europe, Africa, Mexico, the Caribbean and Central America the past year, I’m seeing how artificially inflated our ‘normal’ expenses have become. 

When Portuguese locals complain about €800/month rent (about $920) and we think ‘that’s a steal,’ we’re revealing just how conditioned we’ve become to accept unaffordable as normal. But what if the American Dream isn’t supposed to cost this much?

I’ve been tracking expenses across four continents this year, and the data is sobering. Quality of life essentials—housing, food, healthcare, education—cost 2-3x more in the US for often inferior results. 

We’ve been sold the story that higher costs equal higher quality, but that’s simply not true. 

Many  successful people who have achieved financial freedom aren’t the ones with the highest incomes. They’re the ones who’ve escaped the trap of believing expensive equals necessary. 

Time to question everything we’ve accepted as ‘normal.’

I feel like a brand new man!

My weight started creeping back up, so last Sunday at 10 PM I said enough is enough. Just completed a 4.5-day, 111-hour fast - walked 2-5 miles daily and dropped 10 pounds.

But here’s the real deal: the mental clarity that hit around day 3 was incredible. No more running to the fridge every hour disrupting my focus. My productivity was absolutely off the chains. I even built and launched my first WordPress plugin while fasting! 

The most important part? I used these days to conquer some bad habits I’ve been carrying around for years. Finally broke through patterns that were keeping me stuck with my work and even in my marriage.

When I broke my fast today, Lynnette had bone broth, yellow watermelon and plain Greek yogurt waiting - perfect for slowly refeeding my system. She even helped me break another bad habit: overeating after a fast.

Next up: Staying keto for 1-2 weeks to get back down to my target of 195.
