What’s the greatest lesson 📚📖 your dad taught you?

Growing up, my dad would repeat this phrase the most: “替別人著想,” which basically translates to “be considerate of others.”

It drove me nuts 🥜.

“What do you mean be considerate of them? This asshole cut me off in traffic”

However, it wasn’t until years later I realized he was training me to be the best marketer and business person in the world.

This is the same sly son of a bitch that introduced Rich Dad Poor Dad to me when I was 18. He also paid $1,200 to sign me up for a 12-week Dale Carnegie Training course before I started college 🤘🐂.

Because of his coaching, empathy is my secret power. I don’t talk in my interest. I actively put myself on the other side of the table and figure out what you want. Find out how I can better serve you. It’s the same from my CEO before and now my staff, contractors, consultants, and partners.

Even though he still frustrates me to no end, with forwarding me random ass properties he’s thinking about buying or his terrible bookkeeping, happy Fathers Day, Dad. Thank you. I love you. Excited to share that podiddy08 and I finished our fund raising and ready to pull permit on this 5 unit Small Lot Subdivision homes project in #silverlake.

Glad to be working with tracyastonearchitect again and thanks to Crest Real Estate for expediting the entitlement and permit process. We shaved about 1/3 of the time off from the previous project 4 doors up the street. I supposed we have SB-330 to thank as well.

Historically in the past about 6 months after the Fed is done raising interest rates they will start cutting. Right now the thinking is another 0.25% raise at the end of the year, so we might see rates start to come down next summer.

Every cycle is different. I’m not expecting the Fed to cut quickly bc:

Labor market is still strong (look at all the strikes going on out there). If wages continue to go up we will continue to have headwinds with inflation. This is the biggest reason inflation didn’t flare up in the ‘08 crash with all the quantitative easing even though many people forecasted it. Unemployment has ticked up a little bit but not enough to change the picture.

Again, too, this is psychological warfare. You already hear the “higher for longer” messaging the Fed is putting out there. If people expect a rate cut, they’re going to change their behaviors and capital allocation, which could flare up inflation and we’d have to go through all this 🐂💩 again.

Another 5-0 vote to approve our 12 unit project in San Gabriel!

We meticulously made sure we comply will all the zoning code and design standards. We kept all the mature trees that we can. The thoughtful design process shows and we are not asking for any variances so it’s kind of hard for the Planning Commission not to approve us. 

On to Design Review Committee next month and plan check hell for 6-9 months. And you wonder why we have a housing shortage…

7 years ago, I met someone through our mutual friend, the Internet >> my sister's favorite joke. 

I made an excuse that I have to go see my aunt at 8pm so I can leave in case it wasn't going well. 

(It did go well, and I left well after 8pm)

Years later she shared she was not happy I had to go and we did not have dinner so it didn't feel like an actual first date. 

I explained to her the purpose of the first date is really to make sure the other person is not a psycho and you'd like to have a second date. That's when you have dinner otherwise you might be stuck for an hour and a half in misery. And yeah I did tell her I wasn't actually meeting my aunt that night. 

Today, I made a reservation at 8pm and fed her dinner as a total surprise to her (I told her we were going to a business owner networking event). Coincidentally she also wore this dress to our first date. 

I've said I look for someone that can be a partner in more than one sense of the word. We were tested early but I knew I found that person... And I was right.

Esp proud of this one with all the market shifts happening. Savvy clients bought a triplex and added 2 ADU’s in the back.

We figured the high interest rate would present some headwind but did not anticipate a huge increase inventory after Measure H got passed in Pasadena. Seems like every weekend there would be 2 more listings.

Worked the phones, the broker network, and 1031 intermediaries and was able to get multiple offers on this to exit this at a price higher than the clients’ expectations. Also helps when they’re all cash.

• Do your research and set the ARV ahead of time
• Set your max bid price by taking out the rehab work and desired profit
• Stick to the plan. Do not let emotion override logic and end up overpaying.

Ultimately, we got out bid. Seems like everybody had the same time of $650k ARV and max bid at $500k because once the price got to $500k everybody became really quiet. This one is also subject to court overbid so we’re not too heartbroken about it.

Today’s interaction confirmed for me while this can definitely be lucrative, it is not an optimal strategy for me. The market is efficient. There is still tons of competition. This was the same conclusion I had when I went to a foreclosure auction a while back. I’m not big on quotes. It feels lazy to use someone else’s words instead of coming up with your own wisdom. I can’t remember where I got this pin, but it’s been on my desk ever since college.

I’ve always known I’m more driven by negative motivation. When you tell me something can’t be done, the voice in my head automatically goes “Oh yeah? Watch this.” 

To a certain extent, my career up to this point has been punctuated by many impossibles. Sell books door to door in Iowa. Become profitable as an equities trader. Build a multi million dollar development project with zero experience. Build the largest food hall in SGV with a team of two.

Right now, I’m faced with another impossible and I could use some help. I had set a goal of $800k in sales based on the FDD Batteries Plus shared but did not realize the number for new stores are well below that until I got to training in Wisconsin. There are certainly some outlier stores but the average for California was only $550k.

Yoonie and I had to adjust our hiring and business plans. To achieve a different result we know we have to do things differently. I’m pulling out every marketing tool I’ve got in the bag and focusing on business accounts. If you know someone that owns or works at the following types of business I’d love an intro as our offering resonate the most with them:

Schools
Property management
Hotel
Manufacturing
Government agencies
Hospital
Assisted living
Fire alarm & security

I’ll admit, the 2nd half of 2022 gone by in a blur. Many days I’m just going straight into fire fighting mode and clearing out the to do list. With the constant pings from email, phone, text, and kids I didn’t feel like that I had many moments of clarity.

While I was proud of all I accomplished in 2022, for 2023 I plan to take more mindful breaks, unplug, reflect, and zoom out more often.

Soft opening Dec 12 🎉🎉!!

Flooring is finished. Sign installation tomorrow. Fire sprinkler inspection Thursday. Fixtures are arriving and getting installed.

It’s been fun to apply my experience in design, permitting, and construction to get this batteriesplus_rosemead store open. There were hurdles and delays but all resolved pretty quickly. 

I guess you learn a thing or two when you try to open 11 kitchens at the same time in the middle of COVID.
