Most people are obsessed with “owning.”

But here’s the truth:

Owning a home too early is what keeps a lot of people stuck.

We’ve been renting since our entire life.

While others were tying up $100k in a mortgage and hoping to build equity,

We used our capital to build cash flow. And that decision changed our life.

We launched our first 3 Airbnbs while renting.

Then we launched a total of 500 units. Generated $30M in bookings. Moved our family across 3 continents. Built a lifestyle we actually wanted.

So no, we’re not “burning money” on rent.

1) We still don’t own a personal home and probably never will. In fact, we’ve spent over $600k on rent in the past 7 years.

While everyone says “you’re throwing money away on rent,” we’d rather use that $100k+ down payment to acquire assets like stocks, bonds, and Airbnb properties.

For us, financial freedom means having rental income and dividends that cover our living expenses.

2) Over the past 6 years, we’ve launched 500+ Airbnb properties and generated over $30M in booking revenue…without owning a single one of these properties.

We rent these properties through a corporate lease, furnish them, and legally list them on Airbnb for a profit. 

Each property costs us $10k-$20k to set up and makes $1k-$4k/month in profit.

3) We faced 30+ rejections from landlords before getting our first “yes.” We dressed professionally and practiced our pitch...but despite that we still heard “no” over and over again. 

Honestly, many times we were tempted to give up.

4) I was a full-time pastor before stepping into entrepreneurship. The calling to serve will never go away, but I came to see business as ministry too. It’s a way to create jobs, provide housing, and generate the resources needed to expand God’s kingdom work.

5) We’ve had some bad months....In February, one property lost over $4,000 due to vandalism and poor occupancy. We’ve had nightmare neighbours force us to shut down highly profitable Airbnbs. This business isn’t always the smooth journey social media makes it appear to be.

6) You’ll never see a Lamborghini in our garage, but you’ll see a housekeeper, meal deliveries, and a personal assistant. We invest in buying back our time, not impressing others.

7) We started our Airbnb business with $7k in savings, and 2 little kids. We worked countless late nights, set up properties on weekends, said no to social events, and reinvested every penny....even when we didn’t always see a clear path forward.

Here are a few more secrets:

- Guests are extremely picky these days. They want something special and they are ready to pay for it. That’s why “vanilla” properties struggle to get bookings while the top properties print.

- If you can only contact the agent or property manager, don’t worry. You just have to make a few changes in your pitch. Emphasize how you can both benefit from this because you can take on more properties in the future.

- For the cleaning company: Treat them like partners. If they do a good job and take good care of your property, you will give them more properties in the future. 

-One bad review: Admonish the cleaning company. Another bad review: Fire them. You need to set a high standard for cleanliness.

- The most important people you need are a good electrician, handyman, and plumber who can come in quickly in an emergency or when you’re undertaking renovations.

- Determine your target audience. Corporate? Contractors? Families? Pet owners? Remote workers? Couples? Girls only? This is the key to maximizing bookings and setting yourself apart.

- Welcome your guests with a little gift basket, or say goodbye with an Amazon gift card. That extra $30 can get you a great review and go a long way.

- Always listen to guest reviews. A negative review? Fix it immediately. A positive review? Double down on it immediately.

People laugh when they hear that we scaled from 0 – 450+ Airbnb properties within 4 years…

But it’s true.

We did it across the UK & Dubai, and by the end of 2024, we expanded to Australia and the USA.

Not to brag but to show you what’s possible.

So how did we do this?

First off, we didn’t buy a single one of those properties. We rented all of them. This business model is called “rent to rent,” and it’s the same strategy all the big hotel brands use.

Essentially, we rent a property from a landlord who wants guaranteed monthly rent.

We ensure their property will be taken good care of.

And we offer to pay up to $200 for maintenance.

In exchange, they let us sublet their property on Airbnb.

We then furnish the property to make it look homey & cozy.

Then we list it on Airbnb and aim to make at least 2X the monthly rent we pay.

After paying the rent and all other expenses, we’re usually left with $500–$1,500/month in profit per property, depending on the high/low season.

By doing this, we can sometimes launch properties for less than $10k.

Because all we need is the first month’s rent, security deposit, and furniture.

No big mortgage down payment.

This allowed us to scale a lot faster.

A common question we often get is…why doesn’t the landlord just do it themselves?

The truth is… They don’t know how.

Landlords aren’t Airbnb pros.

They don’t know how to run a profitable Airbnb business.

They would have to invest time and money into learning this skill.

And most landlords simply want to collect guaranteed rent on the first of every month.

This is why it’s a win/win.

This model works anywhere in the world, as we’ve proved.
