When I reflect back on 2023, I am most proud of leaving my job without another one lined up. I was long overdue for a change, but was too scared to make it. I wanted to have all the next steps figured out before I made them. After all, I have a mortgage and other big bills now and making an industry and career change in the middle of a hesitant job market IS actually risky. 

After several encouraging conversations with family and friends, I decided to finally make the move: quit my industry/job, move to Georgia, and start a new chapter to pursue my goals. 

Repeatedly, they said I am resourceful...and it made me realize I am highly resourceful and always plan for contingencies. 🤣 And I had already done this exact thing at least 3 times in life and they were some of my best experiences. Funny how that slipped my mind. My fears were baseless. And I am significantly more satisfied with life now. I'm living more in alignment with what I want and need. 

Now that I have a sturdy foundation of being settled into a home (MY home 🤩), consistent income, and a wonderful community, I'm ready to tackle several new things in 2024.

To be completely transparent, my biggest hurdle going into 2024 is my mindset, but I'll share more on that later. For now, thank you to all who have supported me on this journey. May 2024 be your best year yet!

Job search and happiness update: Even though job hunting can be a drag, l’m so much happier overall. As I went through life, the things I wanted changed and I had to leave if I wanted to start living in alignment with my current goals, needs, and wants.

I want a personal life: events scheduled on my calendar, deep IRL friendships (not just Zoom and phone friendships), community involvement, to host dinner parties for myself and my friends (not for work), holidays, more flexibility, a relationship if a good one comes along, and more. I want to earn more money, invest in more real estate, invest more in the stock market, and to achieve financial freedom. 

I’m not suggesting you leave your job without another one lined up or drain your savings. My financial savvy, abundant savings, and other sources of income (from AirBnB, my online courses at PRODUCTIVECO.com, and odd jobs) made leaving without new work possible. I’ve also started over many times before, moving to Manhattan at 19 and moving to two other countries without work or housing lined up. I forgot this, then realized I can do it because I’ve done it before!

But if you want an industry/job change, it’s worth a good try! The worst that can happen is you stay miserable, which you know will happen if you are already miserable and don’t make any changes. Change can be really scary, but it can be rewarding, too.

Now that it’s summer, my electric bill has gone up a lot. My 71 year-old house primarily has single-pane windows and I know a lot of cool air is escaping there. I’ve added weatherstripping to most of the windows and my oh my, it’s reduced the electric bill anywhere from $2-4 a day in 90 degree+ heat! That’s a GREAT return on a $25 investment. And bonus: there’s hardly been any bugs 🐜 🐛since. 

Less killing. Less cleaning. Lower bills. #slay

The first slide is the “before.” The second is the “after.” Don’t underestimate the power of simple changes!

This is great for your own house, apartment, or furnished rentals where you’re paying the utilities! It’s also gentler to our power grids. 

Next step is to put heat blocking film on the front windows. I expect that to cut the AC use by another 25+%.

A few weeks ago, I retired from an industry I had worked in for nearly 12 years and moved to Atlanta without knowing much about the city and without new work lined up. 

While many things were fine, I really needed a change. It was time to experience new things and I have some big goals I need to take steps towards. The hardest part was deciding to leave because there are so many unknowns. 

While the job market is a question mark and I still don’t have answers to the unknowns, I’m confident this was the right move for me. I am falling for this city and am surprisingly relaxed about work (right now, at least). 

Part of it comes from everyone who encouraged me and said I’m resourceful. Part of it comes from remembering I’ve moved across the country and world a few times and figured out a way to survive (I forgot I had done brave things before). Part of it comes from the financial literacy of having various emergency funds and offsetting my living expenses by renting out my home’s spare rooms on AirBnB. Part of it comes from seeing ordinary people do extraordinary things and realizing that could be me, too, if I learn to say no to things that don’t align with what I want.

I was wondering why I could find a hookup for the internet modem: there wasn’t one. 💻

It took a few days, but eventually a tech from xfinity came over and played the “Am I in the Right Location in the Crawlspace to Drill a Hole?” game. 🪛

Setting up a furnished rental in an unfamiliar location with a 4-day turn-around is MUCH easier with WiFi.

Aaaand now I’m in the attic. 

Do I have any idea what I’m doing? No. But that’s what YouTube University is for. 

The inspection revealed the attic had “insufficient” insulation, and I knew that was going to cause high heating and cooling bills.

Welp, I got up there and discovered 1/3 of the attic had ZERO insulation and the rest had about 2 inches worth of coverage. 

After getting a few quotes, I decided to DIY this one. 

If you buy 30+ bags of insulation, homedepot will let you rent an insulation blower for free. 

It wasn’t hard, but took 6 trips to homedepot . 4 for the bags, 1 for the blower, and 1 to buy 2x8s to walk across. 

I quickly learned this was not a one-woman job. There no possible way I could have moved the blower alone and you need someone in the attic while someone is placing bags in the blower. I also needed a ladder, saw, and headlamp. Thanks to the neighbor for helping me out! 

In the end, I hired 2 guys standing in front of Home Depot to help me finish the job. I had about 36 hours left in town and I had a 76,543 things to do. 

And I’m so glad I got help because I wouldn’t have finished it otherwise. And because some of the rooms showed a drastic temperature difference within 20 minutes of completion. 

Quoted cost: $4000
DIY cost: $900 (insulation, blower, safety gear, 2x8s, labor)
Rebate from the local electric company: $250
Rebate from the Inflation Reduction Act: TBD
Savings on utility bills: $200-$300 a month in the winter

Pause on home furnishing ✋🏽, Mother Nature sent a cold snap. 

Time for this California girl to learn about winterizing a house. 

❄️Freezing temps can cause water pipes to burst and I am not interested in gaining experience filing homeowners’ insurance claims.

I’m glad I winterized the house when I did. A LOT of locals’ pipes burst over the next few weeks. 

Here are the steps I took:

1. Ran to homedepot for pipe insulation. Very DIY-friendly, but dirty (and creepy) depending on your crawlspace. 🕷️

2. Put spigot jackets on the exterior faucets. Very important!

3. Kept the home heated at all times. I set the thermostat to 60 degrees. 

4. Filled the crawlspace vents with leftover plastic and styrofoam from 45,334 packages. Not attractive, but a quick solution. 

Here’s what I still need to do: Get a plumber to install a main shut-off valve in case pipes do burst. Many older homes don’t have them installed. This one is *super* important.

Unfortunately, I had to make 2 trips to GA to furnish the property. This was a lesson in “most effective use of time.” 

Trip 1: I tried to save money by getting items off Facebook Marketplace and shopping in person. This led me to spend hours sitting in traffic to pick up furniture I couldn’t easily fit into a rental van. And waiting in long checkout lines during the holiday season. In the end, I didn’t save money because I had to come back to finish what I started. I very much learned time is money. 

Trip 2: I ordered everything online and made sure it would get delivered prior to my arrival. I had smaller items shipped to a new friend’s house and larger items shipped directly to the property (the stoop is too small to hold everything). 

I hired someone off taskrabbit to place the boxes inside once per day. I gave them access through a smart lock I installed on Trip 1. Then I hired 2 people off of nextdoor to help me assemble furniture once I arrived, because I only had a few days to set up a 4 bedroom house AND fix a bunch of things. 

In the end, buying everything new and hiring help was less costly than letting the house sit vacant. #lessonlearned

Check out what I purchased my first property for. A few things might catch you by surprise, especially given the current housing market: 

🔵PURCHASE PRICE (DEC 2022):
- List price - $339k
- Offer price - $339k (it’s STILL a sellers’ market in the area and this was actually a low price for a 4b/2b)
- What we negotiated: $5k toward closing costs + fixing the water heater

🔵THE MORTGAGE:
- Interest rate: 5.27% (regular fixed rates were 7.1%, but my loan type helped lower the rate) 
- Loan type: 7/1 ARM (That means there’s a fixed interest rate for 7 years, then it becomes variable so I’ll want to refinance or sell before then)
- PITI (monthly mortgage, taxes, insurance): $2248

🔵WHAT IT COST ME UPFRONT: 
- Down payment: 0% (Yes, really. I’ll share more about that soon)
- Inspections: $1200 (home, thermal, radon, termite, & sewer scope)
- Closing costs: $5100 (Initially $10,100, but we had applied the $5k seller credit here)

That means I paid ✨just $6300✨upfront to get the keys.

Aaaaand the property appraised for $360k (meaning I could sell it for that), so I actually increased my net worth from Day 1 because I purchased it for $339k. 

I INCREASED MY NET WORTH THE SECOND I BOUGHT THE PROPERTY. 🤩

I paid for my earnest money through earnnestapp and expected to do the same at closing. 

But apparently you can’t Zelle because you can cancel Zelle transactions.

My excitement over purchasing a property flipped upside down moments before I signed papers to take on over $300,000 of debt. 😵‍💫🤢🥴🥺

Once those papers are signed, you can’t just change your mind. There’s no refund policy. No exchanges. It’s not like Amazon or Target. 🎯

My stomach began to knot, feeling anxious and really bloody overwhelmed. 

As a Millennial, I’ve been conditioned to think all debt is bad and that the end goal is to be debt-free. 

However, I’m much more financially literate now and know that debt can sometimes be used as a wealth-building tool. And I also I understand that eliminating debt and building wealth are two very different things. 

But you don’t just overcome things you’ve believed all of your life in a snap. And it’s still a huge commitment regardless.

I'm pleased to finally announce I bought my first property at the end of 2022. I am fiiiinally a real estate investor!

For 6 months, I relentlessly searched in Tennessee. I was under contract a few times, but inspections revealed some major issues and the sellers weren’t willing to negotiate. I finally reached a breaking point when multiple things came crashing down at once. I decided I needed to pivot and pivot quickly...and played Beyonce on repeat to get hyped. 🎤🎶

Within 3 days, I was in Georgia looking at properties for the weekend. I didn't end up putting in an offer on anything, but I learned a lot and made some key decisions in that 2-day visit thanks to my rockstar agent, ginger_pressley 

A week or two later, when I was 600 miles away, this property came on the market. I finally saw the property with my own eyes about 50 minutes before closing. 

It's a 4b/2b home with a bonus room. And yes, the kitchen tiles are blue. It will be a midterm rental and I have plans to convert part of the home into a mother-in-law suite, so it can operate as 2 units. Down the road, I'd like to add an ADU in the .5 acre backyard so that it can operate as 3 units. 🏠🏠🏠This is all part of my plan to achieve financial freedom.

Under contract on my first house 🏠

Turns out, my offer on a 4b/2.5b was accepted, even though I refused to outbid another buyer! 

I didn’t think I had a chance after that and neither did my realtor, so this is unexpected. 

I’ve been learning as much as possible about real estate the last 6 months and took moneyhoneyrachel ‘s Rental Property Bootcamp. In the last 2 months, I’ve been searching like a hawk, analyzing properties, and trying to find one that could work within my advantages and limitations. I’ve pivoted strategies and looked for creative ways to create a cash-flowing investment on each property. This one will be a house-hack and a bit of BRRRR.

I analyzed this property from an airport terminal and put the offer in while on vacation sight unseen. 

Now, off to send my earnest money, book an inspector, and contractor walk-through. 

I’m not getting too excited. This is just the beginning — there still a lot of opportunity for this property to fall through. It needs a lot of work and I wouldn’t be surprised if the inspection and repair estimates make it fall through. 

But I’m happy to have reached this milestone in my real estate investing journey!
