My opinion based on a mix of upcoming apartment and villa/townhouse communities, how they are priced, location, value proposition and the infrastructure thats planned for the areas.

Uneducated agents only push brochures and ”trends”. They dont analyze and look at history from similar launches and areas and how the developed in value and therefor demand and price.

Why? Most agents entered post 2020 and havent seen enough to analyse where the off-plan projects today are heading based on a number of factors.
